Why should I hire a Rental Professional? By: Jess Perry

Recently, a friend of mine had a horrible experience with the tenants that rented her condo.  Her tenants would call and text at all hours of the day with issues ranging from drawers off their tracks to asking who they should call for Propane delivery, for the fourth time!

Frustrated and annoyed my friend reached out to me several times to vent and ask advice.  This last time we spoke my friend let me know that the tenants would be breaking their lease; leaving my friend in the position of having to rent her place quickly with the added difficulty of having to show it while still occupied.  Never a good thing!

My friend could have avoided many of the above problems had she hired a rental agent.   

Hiring a rental professional can be of great service to a landlord in several different ways:

  • First and foremost, hiring a professional creates a healthy distance between Landlord and Tenants.  Let’s face it, you want to be notified if there are major issues but typically you are not looking for a BFF in your new tenant.  Our company will deal with all the initial communication and give the tenant your contact information once you have approved them and signed the lease.  We will relay any pertinent information and pass their contact information on to you as well.

 

  • As a professional, I constantly scour Craigslist to make certain our rental rates are in line with other properties on the market in the area.  It is this constant research that allows us to get our Landlord’s top dollar for their units.  Minimally, I find a landlord that uses our services often increases their rental rate by $50 a month.  This may seem small but annually that adds up to an additional $600 in your pocket.

 

  • Should one of our Landlord’s find themselves in the same situation as my friend, Fishman Realty Group would immediately assist.  A professional guarantees their work and would assist the Landlord in finding a quality tenant again at no additional charge.  However, this is not an issue Fishman Realty Group finds itself in often due to the amount of screening involved in every application.  With each application we receive we do a credit check, confirm income and rent-to-income analysis, and check all references.  In some situations we will even request an applicant provide a co-signer or a lease guarantor to make sure the lease is as secure as possible.

Tips on Home Renting During the Winter Months- By: Gary Lamberth

Renting a home, apartment or condo in Southern Maine in the winter can be a challenging thing.  That being said, there are a number of things Landlords can to do to increase the odds of renting a property quicker.

  1. Most Important:  Always keep a clear path to the front door and driveways plowed.
  2. Let as much natural light in as possible by opening shutters, raising blinds and opening drapes etc.  If you do raise blinds, keep in my symmetry so that all blinds are raised at the same height,
  3. Before a showing, arrive early and bring the heat up to a comfortable level.  Turn on all the lights.  Let me say this again for emphasis:  Turn on all the lights. An empty, dark and cold unit can be uninviting.
  4. Arrange your showings before 4:30 pm if at all possible as showing a new property in the dark generally will not have a positive outcome.

The concept is simple:  The property should not look abandoned, but inviting.

Holiday Decorating on a Budget- By: Jess Perry

It’s that time of year again! Deck the halls, trim the tree, and hang that holly.  It get’s expensive when you really start to think about all the money we put into making our homes look festive.  That is why I wanted to share some of my favorite holiday decorating tips for those working on a budget. 

The first one you may be familiar with and that is Popcorn and Cranberry Garland.  This traditional favorite is a fun activity to do with the kids and adds some interest and color to your tree. The four items needed are cranberries, popcorn (natural kind), a needle, and sturdy thread. 

Step 1- Pick through the cranberries and make sure you disregard any soft or brown ones.

Step 2- Pop the popcorn.  Make sure you pop extra because if you’re like me you will eat 1/3 of it while making the garland! 

Step 3- Thread a needle and create an anchor with a knot and a cranberry.

Step 4- Carefully thread popcorn and cranberries in whatever pattern you choose.   

Total amount spent under $10 = Time Spent with Children, Priceless!

The next idea is slightly more difficult. My VERY crafty Aunt taught it to my mom who then in turn taught me. They are quilted decoration balls to hang on your Christmas tree.  Sounds way more confusing than it is! Picture a small ball wrapped in a quilt and that is what we are making here.  You will need a 2 1/2″ diameter Styrofoam ball, an assortment of small pieces of fabric, several straight pins (2 of them should have a pearl end), craft glue, a foam paint brush, and 1 piece of ribbon long enough to hang the ball from the tree. The small pieces of fabric can be purchased for next to nothing at any craft store keeping your overhead low.

Step 1- Trim your fabric scraps down to odd-shaped pieces. You should use different shapes that are different sizes to give it a true quilted look.  I recommend choosing bright festive colors!

Step 2- Use a butter knife to slightly indent a space that is the shape of your fabric square on your Styrofoam ball. This indented shape should be slightly smaller than your actual fabric shape.

Step 3- Use your foam paint brush and spread a very thin layer of craft glue inside the indented shape. Place your fabric shape on top of the glue and use the edge of your screw driver or butter knife to push the fabric edges into the indent and push hard to squeeze the edge of the fabric down into the ball.

You will want to repeat that step the entire way around your ball until it is completely covered.

Step 4- Once you are satisfied with the quilted ball you take a  piece of ribbon and attach it to the top of the ball using the two pearl straight pins.  You can use more than two if it doesn’t fee secure enough.  Voila! Let this dry for 30 minutes before hanging it onto your holiday tree. 

Total amount spent under $15 = Bragging rights to all your friends, Priceless!  *Side note these are great gifts for holiday parties.  

The last decorating idea is one that I got from my mother years ago (when I was in College).  I call it the Dorm Room Christmas tree but it can be used for anyone with limited space.  When I was in college she made one for me and brought it down to school during finals week.  It was definitely nice to have something in our room to remind us that it WAS the holiday season and there was life outside of finals.  The items needed are 6 wire coat hangers, 2 pipe cleaners, 1 string of miniature lights, 2 strands of any type of garland, and a hot glue gun.   You may also need an extension cord because often when the tree is done there isn’t much slack to plug the lights in.

Step 1- You will use 2 of the 6 coat hangers and cut 3 pieces of the pipe cleaners into 2 1/2 inch pieces.  Place the hangers in position as seen in the picture below and attach at 3 locations.  You will make 2 more of these in the same manner.

Step 2- After assembling the 3 main pieces you will insert the leg of the 2nd and 3rd through the middle to form the tree frame.  You can make minor adjustments to align the frame by bending either the outer leg or the center area where the 3 pieces meet.

 

Step 3- Warm up the glue gun and stretch out the lights.  Attach lights from the base of the tree working your way up to the top.  The first course is attached about 3/4 of an inch from the bottom.  This allows room to run the garland around below the first course of lights.  Depending on how much slack is left in the wire as the lights are attached you will most likely have a short length of lights left that, feed that down into the middle of the frame.

Step 4- Attach the garland around the tree starting at the base and working your way up.  You may find it is helpful to periodically secure the garland to the coat hanger frame using the hot glue.  The lights do help hold it in place though.  This tree below made by my mother is what you should end up with.

Total amount spent under $20 = Keeping your college student sane, Priceless!

Student Loans, Credit Scores & your first apartment- By Gary Lamberth

Student Loans, Credit Scores and getting your first apartment.

There is a very real credit crunch for graduates these days out in the real world. I am not referring to the ability to obtain and use credit. Unfortunately, there’s plenty of that kind of credit still available. No, I’m referring to the increasingly poor and anemic credit scores showing up on many recent, as well as many not so recent graduates.

With the majority of graduates leaving school with between with debt on average of between $23,000 and $115,000 there’s little wonder recent grads can generate enough income to pay all the bills.  When the choice of which bill to pay comes down to the car payment, rent or even internet it’s often the student loan that goes unpaid.

The unfortunate result is the student loan gets pushed back and goes unpaid resulting in a hit on the credit score.  Sadly, it’s a silent killer.

Here in residential rentals, we see it on a daily basis.  A solid young person, with a promising job and reasonable income applies for an apartment and everything looks great and then the credit score arrives.  OUCH!  The report shows all:  Current payments on most all obligations save for the student loan.  But student loan delinquencies are reported just like other credit resulting in a low credit score.

So the advice here is simple:  Young people recently, or maybe not so recently, out of college:  Pay attention to your student loans!  It can mean the difference between getting the hot apartment you want or not so hot apartment you don’ want.

Daylight Savings Time ends November 6th- By Lisa Desrosier

Daylight Savings Time ends at 12:01am on November 6th.

With that are a few things to think about:

  • If you use a timer on your electricity, don’t forget to reset it to the new time
  • It is also a great time to check/change your fire alarm batteries
  • Pull in your hoses and turn off the water to your spiget
  • Don’t forget about your furnace.  It should probably be cleaned before the cold settles in
  • And if you’ve forgotten to have your sewage pumped (for you well people) you might want to get that done before the ground freezes.
  • You might do a test run with your generator (if you haven’t already had to use it) in the light of day while you still have power and time to make any repairs if needed
  • Have you lined up your plow company for your driveway (your young shoveler)
  • Do you have canned food?  More importantly, I suppose, do you have a manual can opener? Get your “power outgage plan” in place before you need it!  Who wants to be in the long lines at the grocery store the day of the storm?  Well, unless you like the social aspect…. 

 As we prepare for the typical Maine weather, we always want to be like the Boy Scouts and “be prepared”!  Are you?

Thompson’s Point Developers asked to create a Transportation Demand Management- By Tony Donovan

Developers are being asked to meet a new requirement in these days of traffic congestion and mobility issues.  In addition to completing a traffic impact study in order to get site plan approval, local planning boards want a Transportation Demand Management (TDM) plan. Often the planning board and or developer will offer to establish a TDM in return for more favorable lot coverage or parking requirements.

A Transportation Demand Management (TDM) Program is a series of related initiatives aimed at reducing the number of auto commute trips taken by employees, consumers and residents accessing the site. And the TDM is not only for permitting; some municipalities are requiring that the project incorporate a TDM coordinator to review transportation mobility during the life of the development.  This position is fully dedicated to working on the travel options program of the specific project.

 Transportation Demand Management Coordinators are primarily responsible for leading and coordinating the travel options program, establishing traffic and pollution-reducing programs at the worksite while developing cooperative relationships with stakeholders such as regional transit authorities, regional planning associations, tenants, area businesses and municipal transportation departments.

A travel options program would consider recruiting employer partners and facilitating implementation of initiatives to reduce drive alone commuting to work and to sites that are destinations for consumers such as retail or entertainment establishments.  The program would collect and monitor travel-based statistics; monitor monthly/quarterly/annual goals and analyze data to identify Transportation Demand Management opportunities and to assess program effectiveness.

In a city like Portland Maine, it is the business hub of the state and is geographically located on a peninsula.  Portland TDM programs would be based on the desire to reduce congestion, greenhouse gas emissions and air pollution while minimizing the number of parking garages that are developing on land with much higher land-use value.  

These objectives will be achieved through the implementation of transportation initiatives that reduce car dependency and encourage modal shift. Some examples of successful TDM options include:

  • Employee Auto Trip Reduction Program in partnership with a car-sharing organization;
  • Discounted annual bus (and perhaps a future rail) transit passes for all employees;
  • Organization of events such as Bike to Work Week and Rideshare Week;
  • Development of a Guaranteed Ride Home policy;
  • Increased availability of fleet vehicles;
  • Partnerships with the City’s main employers
  • Generation of interest and excitement in alternative transportation modes such biking and walking;
  • Development of safe non-motorized routes to places of work, recreation, schools etc.

A good TDM Program complements existing municipal policy and established developments by providing a focus for future transportation demand initiatives, including an update to the City’s Master Transportation Plan.
