Our charge is to protect the asset value of your property by providing daily maintenance and management as well as long-term planning and replacement reserve funding. We provide maintenance through our experienced staff and by using a select list of qualified and reliable contractors. Each property is serviced according to its particular needs and desires.

We will organize our work accordingly to your needs and desires. An experienced management company earns its fee by having the ability to provide appropriate job specifications, review contracts and recommend the best solution for each job.

We maintain that; experienced managers, providing suggestions and advice to owners in a pro-active way, eliminates problems and emergencies.

  • Follow up on any delinquent accounts and evictions, if necessary.

  • Development of annual capital improvement budgets.
  • Maintenance records for adequate cost and energy efficiency analysis.
  • Owner representation at municipal and zoning board meetings.
  • Negotiations of and review of annual insurance requirements.
  • Development of Life Cycle capital replacement budget.
  • Specifying and supervising all contractor work.
  • Renting, leasing and sales; including lease preparation and closing.
  • Tenant screening service.
  • Advertising and marketing.
  • On - going property and building inspections.
  • Common areas and grounds cleaning and maintenance.
  • Market analysis.
